What a maintenance visit covers

A gate has a motor, electronics, moving steel and safety devices, all outdoors, all winter. Once a year is the minimum; twice for high-cycle commercial gates.

Operator

Motor current, drive chain or rack tension, limit settings, board and wiring inspection, firmware where applicable.

Safety devices

Photo eyes cleaned and aligned, edge sensors tested, obstruction reversing verified to UL 325.

Hardware

Hinges, trucks, rollers and guide wheels checked for wear and lubricated. Gate plumb and level confirmed.

Power & backup

Battery load test, solar output check, heater kit function before the cold.

Access devices

Keypads, readers, loops and intercoms tested. Codes and remotes reviewed — old ones removed.

Written report

What we found, what we did, what's wearing and when it should be dealt with. No surprises later.

Plan pricing. Residential plans are priced per gate per year; commercial twice-yearly plans include priority response and discounted parts. Multi-site property managers: ask about a portfolio rate. We'll quote your plan after the first visit.

Free security assessment

For businesses, property managers and anyone about to spend money on a perimeter, we walk the site first. We look at what you have, where it's weak, and what actually needs fixing versus what's fine for another five years.

How often should an automatic gate be serviced?

Once a year for a residential gate, ideally in September or October before the cold. Twice a year for commercial gates that cycle more than 50 times a day, and for anything on a critical entrance.

What's included in a gate maintenance plan?

A scheduled service visit (annual or twice-yearly) covering the operator, safety devices, hardware, power and backup, and access devices, plus a written report. Plan customers get priority scheduling on repair calls and a discount on parts.

Is the security assessment really free?

Yes. It's how we scope work properly and how you find out what your perimeter actually needs. There's no obligation and we'll tell you if something doesn't need fixing.

Do you service gates on multiple properties?

Yes. Property managers with several sites get one contact, one schedule and one invoice. Ask about a portfolio rate.
